Do you charge for inspections?
We have management fee which covers all aspects of managing your property from checking rents on a daily basis, rent reviews, 4 property reviews per year and ensuring that your property meets with all current regulations. Our only other charges are for arranging maintenance or for finding tenants.
 
How frequently do you check rents are in?
We check that rents are in on a daily basis, and if the rent which is expected is not in, we check 3 times daily and carry out out strict rent arrears process until the rent is repaid.
 
Why would we use a management company, we have been managing our own property for years?
Many landlords manage their own properties. Some private landlords but processes in place and manage the property to a professional standard carrying out regular maintenance, routine inspections and maintain a professional relationship with their tenants and follow the RTA these landlords rarely encounter issues.  The majority of landlords don’t do this and have been simply lucky enough to not have issues. If you are the former – well done, keep up the good work, if you are the latter – come and speak to us, we’d be happy to give some pointers and we’re always here should your luck run out.
 
We've heard that some companies charge administration fees, charge for renewing leases and for completing reports - do you do this?
No we have one fee for managing your property which covers all aspects of management from checking rents on a daily basis, rent reviews, 4 property reviews per year and ensuring that your property meets with all current regulations. Our only other charges are for arranging maintenance or for finding tenants.
 
Do you do casual letting?
We have a service for hand-on landlords who manage their own properties and would like to ‘recruit’ tenants. However we don’t simply find a tenant and hand them to the landlord, we think of this more as a recruitment service. In this way both the landlord and the tenant must meet, understand the relationship and make an informed choice based on this. We send out tenants to view the property and meet the landlord. If everyone is happy, we sign them up. This is Naked Letting and it can only be found at The Rental Bureau.
